đŸ—ī¸ General Property Rules

P1.1 Ownership Limits

Each character may own up to two residential properties.

  • ✔A third property or more requires direct staff approval
  • ✔An additional monthly payment may be required for each extra home
  • ✔This system is designed to prevent hoarding and keep housing actively in circulation

P1.2 Active Use Requirement

Properties must be used regularly in-character. Inactivity or hoarding will result in reclamation, and all inventory within the property may be seized without appeal.

P1.3 Property Transfers

Properties cannot be resold or transferred directly between players. Any unauthorized hand-off, scripting exploit, or stealth exchange will result in reclamation and potential penalties.

  • ✔If a property needs to be sold or transferred, it must go through an approved in-character real estate agent.
  • ✔All IC sales must be logged and cleared by Property Management to maintain economic integrity.

P1.4 Realistic Roleplay Logic

Characters must have believable reasons for property ownership:

  • Financial means
  • Use that fits lifestyle (e.g., bachelor pad, shared household, hideout)
  • Storyline consistency

P1.5 Anti-Squatting Enforcement

Attempting to hold, stack, or flip homes for friends or factions is forbidden. Groups caught abusing housing will face penalties and property loss.

P1.6 Interior Upgrades

Players may upgrade their property interiors with additional storage, wardrobes, or decor packs using in-game currency.

  • ✔All upgrades must be requested through an IC real estate process
  • ✔Upgrades must fit the property's tier, location, and character realism

P1.7 Storage Abuse

Properties may not be used as primary inventory stockpiles for criminal operations, faction caches, or overflow hoarding.

  • ✔Excessive, unrealistic storage will be audited and removed
  • ✔Factions must use their assigned HQ or stash points for bulk storage

đŸ˜ī¸ Property Classifications

General Properties

These are standard residential homes intended for individual characters. They include basic storage and wardrobe access (available at an additional cost through real estate in-game currency). Keys can be shared with others living in the home.

  • ✔All purchased MLO homes must still be paid-for using in-game currency
  • ✔Housing must remain realistic, reflecting the character's background, finances, and lifestyle

Faction Properties

Factions will need to purchase their housing; however, there are some housing locations that are pre-assigned to factions through server lore or whitelist designation.

đŸ›ī¸ Faction Housing Guidelines

P2.1 Distribution & Oversight

All faction housing is distributed and monitored by Property Management staff.

P2.2 Pre-Assigned Housing

Some housing locations are tied to factions, server lore, or whitelisted groups.

P2.3 Minimum Activity Rule

Factions must maintain at least 3 actively playing members (daily or every-other-day) to retain access to faction housing. LOAs must be submitted to avoid property loss.

P2.4 Compliance Required

Failure to meet housing activity or use conditions may result in removal of the faction's claim to the location.

đŸ—ī¸ MLO Properties

P3.1 Purchasing an MLO Home

Players may request to use a custom MLO as their character's residence. These are considered luxury or high-end properties and require both in-character payment and out-of-character setup fees.

P3.2 Pre-Approval Required Before Purchase

If you're considering buying an MLO from a third party, you must first open a Property ticket and include:

  • A link to the MLO
  • Preview images
  • Proposed map location

Staff will review for compatibility, quality, and lore fit. Do not purchase any MLO until staff approval is received.

P3.3 Purchase & Installation

Once approved:

  • The player pays the MLO cost and mapping fee
  • Untold Stories will purchase the MLO from the original source
  • The MLO will be placed at the approved in-game location

P3.4 In-Game Purchase Still Required

Even after paying OOC fees, the property itself must still be paid for in-game through your character's finances. RP economy always applies.

P3.5 Mapping & Relocation Fees

Installation or repositioning of the MLO will include mapping fees. These are based on:

  • MLO complexity
  • Required customization
  • Time needed for proper implementation

P3.6 Lore & Location Fit

MLOs must match the neighborhood and the character's lifestyle. For example:

  • ✗No modern mansions in low-income zones
  • ✗No super-luxury homes for low-level criminals
  • ✓Design and location must suit Untold Stories realism

P3.7 Final Approval

All MLO homes must be cleared by both Property Management and Development Team. If rejected, alternatives may be suggested. Refunds will not be issued for externally purchased MLOs that were denied post-facto.

P3.8 Temporary Hold & Lockdown Policy

All approved MLOs will be paid for OOC to cover the importing process, installation labor, and the server space it occupies.

  • The property will be placed in the world but locked from access until it is fully purchased in-character
  • This ensures the RP economy remains intact while honoring the backend work required
  • The player will own the right to the MLO slot OOC, but their character must still afford it IC before gaining access

P3.9 FiveM Keymaster Licensing & MLO Ownership

  • All MLOs used on the server must be licensed to the server's Keymaster account, in accordance with FiveM's asset protection and licensing rules
  • You cannot use an MLO you bought on your own Keymaster unless the creator has enabled team access or transferred the license to Dev Management for server-side implementation
  • Players cannot host or import MLOs themselves. All purchases and installations are done through Dev Management to ensure compliance and stability
  • Attempting to bypass this process by importing or using non-approved MLOs will result in removal and may lead to server penalties

â„šī¸ Note: If a player has already bought an MLO on their own Keymaster and wishes to use it, they must open a Property ticket. Staff will assess whether a license transfer or a separate purchase is necessary.

đŸ˜ī¸ Rental Limitations

Rental homes are for individual character use and may not be used as unofficial faction headquarters or group stash locations.

✔Key sharing is allowed only for household RP (e.g., roommate, spouse)
✔Rentals do not qualify for custom mapping or interior changes

📋 Reminders & Common Sense Clauses

  • â€ĸHousing is a privilege, not a guarantee. Use it actively and logically, or risk losing it.
  • â€ĸStaff judgment is final. All decisions are backed by documentation and reviewed collectively.
  • â€ĸImmersion matters. Use RP logic when buying, upgrading, or interacting with housing.
  • â€ĸAvoid flexing. Don't buy luxury for show. Every home should serve a purpose in your story.
  • â€ĸAbuse of the system will result in removal, penalties, and property wipes if necessary.
